Why Banks and Corporates Choose Tristar for Valuation

Valuation is a core part of our business. We act as Assets Surveyor / Valuer on assignments from banks, leasing companies, corporates, and individual clients. As experienced surveyors and property consultants, we provide compliant commercial valuations for:

Loan security and mortgage lending
Audits and financial reporting
Advisory and investment decisions
Risk assessment
All reports follow international valuation standards.

Methods of REIT Valuation

REIT valuation usually relies on four methods. Analysts tend to lead with one and then check the result against the others, so the final figure holds up from more than one angle.

Methods of REIT valuation: NAV, DCF, trading comparables and transaction comparables
01

Net Asset Value (NAV)

NAV starts with the market value of everything the REIT owns, then takes away its debts and other liabilities. The result is divided by the number of units in issue to give a NAV per unit. It is the simplest way to see what each unit is backed by.

02

Discounted Cash Flow (DCF)

This method forecasts the cash the REIT is expected to earn in future years and discounts it back to today’s value, using the trust’s cost of capital. It is only as good as the forecasts behind it, so the valuer needs realistic rental income and cost assumptions and a sound discount rate.

03

Trading Comparables

Here the REIT is measured against similar REITs already listed on the stock exchange, using ratios such as Price to AFFO. Adjusted Funds from Operations (AFFO) is a cleaner measure of cash earnings because it allows for regular capital spending, rent increases, and routine maintenance.

04

Transaction Comparables

This method looks at prices paid in recent acquisitions of similar REITs or portfolios and uses them to estimate value. The size of each deal and how recently it happened are taken into account, so older or much larger transactions don’t distort the result.

Frequently Asked Questions

A valuation company approved by the Pakistan Banks’ Association (PBA) can issue a certificate that banks will accept. Tristar is a PBA-approved valuation company with “Any Amount” status.

It means banks can accept the firm’s valuation reports for financing of any size, with no cap on the loan amount.

Look for PBA approval, experience across property types, and compliance with international standards. Tristar meets all three and serves both the banking and corporate sectors.

A REIT pools money from many investors to hold or develop real estate. Investors hold units, which they can sell to private buyers or on the stock exchange.
